Why We Run Deals This Way

Real Estate Agent Mojave started with a simple observation. Most deals that go bad don't go bad because of the market. They go bad because somebody caved at the bargaining table or somebody missed a date. A seller drops their price without knowing what they actually needed to walk away with. A buyer lets an inspection deadline pass. An investor finds out on day 46 that their exchange list never got sent.

So the routine is designed to block both. Your must-haves get put on paper first, from the price floor to repair limits to the move date, and every counter is graded against that sheet. Once escrow opens, contingencies, disclosures and deposits each get a date and a nudge. Exchange clients get day 45 and day 180 penciled in before the listing even goes live.

That applies whether it's a house in town, forty acres past the edge of it, a shop building with tenants or a rental being sold into a 1031 exchange. The details change. The discipline doesn't.

What We're Here to Do

No client should leave a meeting confused about their own deal. So you get blunt answers on price, fees and dates, representation disclosed on paper and recommendations that serve your outcome instead of a quick close.

The Short List of Differences

  • A licensed agent, start to finish

Your deal stays with a California real estate salesperson licensee the whole way. No handoffs to strangers.

  • Bargaining with a written plan

Price, repairs, credits and timing written down before offers move, so every counter has a yardstick.

  • Every date tracked

Inspections, appraisal, loan, disclosures, deposits and exchange deadlines all on one calendar.

  • Full time, clear loyalties

Real estate is the full-time job here, and representation gets disclosed on paper up front.

  • Exchange timelines planned backward

Day 180 first, day 45 next, then the listing date. The plan starts at the finish line.

  • Eight kinds of property work

Houses, shops, open land, rentals, both sides of a sale, exchanges and investment buys, all with one person.

On the Record

The basics.
